BUY WITH AN INVESTMENT BRIEF

The right property starts
with the right questions.

A listing can show you the rooms and the location. Your purchase decision needs a view of the economics, the condition, the ownership and what happens after completion.

INCOME

Will it work as a rental asset?

Review the rental assumptions alongside operating costs, potential void periods and the management plan.

LONG-TERM OWNERSHIP

Does it fit your wider plan?

Consider location, holding costs, financing needs and the reason you want to own the asset.

VALUE-ADD

What would the improvement require?

Identify the work, costs, approvals and specialist checks needed to assess a redevelopment or repositioning opportunity.

WHAT OUR SUPPORT DOES FOR YOU

Spend your attention
on the decision that matters.

01

Search against your criteria

Define the brief before the search: investment objective, budget, location and timing. Assess opportunities against the same priorities.

02

See beyond the asking price

Bring acquisition costs, expected income, operating assumptions and potential work into the assessment. Build a more complete view of the commitment.

03

Bring the right checks together

Coordinate legal, financial and property assessments with the relevant professionals. Keep unresolved questions visible before proceeding.

04

Keep the purchase moving

Coordinate the agreed steps with agents, solicitors, finance advisors and other parties. Know what is needed from whom as the acquisition progresses.

COMPARE THE WHOLE PURCHASE

A compelling listing is one part of the story.

Two properties at the same asking price can require different levels of work, cash commitment and management. The purchase brief gives you a way to compare the trade-offs.

We help structure that comparison and coordinate the professional input needed to investigate the details.

THE ACQUISITION WORKSTREAMS

Different specialists. A connected process.

  • Legal and ownership questions for the solicitor.
  • Condition and technical matters for the relevant property professionals.
  • Financing requirements for the mortgage advisor or lender.
  • Structure and tax questions for the appropriate advisors.

THE COORDINATION ROLE

Know what is still needed for your decision.

  • An agreed scope and sequence for the work.
  • Relevant information shared with the right parties.
  • Outstanding questions identified for follow-up.
  • A view of the next actions through the purchase process.

THINK BEYOND COMPLETION

Buy with a plan for what comes next.

Your investment objective should inform both the purchase and the next stage: rental strategy, repositioning, a longer-term hold or a future exit.

We can discuss post-acquisition strategy as part of the scope, so the intended use of the asset stays central to the decision.

YOUR QUESTIONS, ANSWERED

Before you begin your search.

Can you help if I am based outside the UK?

Yes, we can discuss acquisition support for international buyers. The scope depends on your circumstances, the proposed purchase and the relevant professional and provider requirements.

Can you assess a property I have already found?

Yes. The engagement can focus on an existing opportunity, the questions that need to be answered and coordination of the relevant assessments rather than a full property search.

Can you arrange financing?

We coordinate with mortgage advisors and relevant financing professionals where appropriate. Eligibility, terms and approval are determined by the relevant provider. Financing is not guaranteed.

Do I need to buy through a company?

That depends on your circumstances and objectives. We can coordinate consideration of an SPV or other structure with the appropriate legal and tax professionals. A company structure is not automatically the right choice.

Are you the solicitor or surveyor?

No. Legal and technical assessments are carried out by the relevant professionals. Our role is acquisition advisory and coordination; responsibilities and third-party work are set out in the scope.

How are your fees agreed?

After reviewing your brief, we provide a proposed scope and fee basis. Legal, survey, financing and other third-party costs need to be considered separately in the overall purchase budget.

Do you guarantee rental income or capital growth?

No. Property performance depends on the asset, market conditions, costs and execution. We help you review assumptions and coordinate the relevant checks; projected returns are not guaranteed.
